SANTO DOMINGO.- The Chamber of Deputies approved in second reading and with modifications the bill on Property Rentals and Evictions.
The initiative, which now goes to the Senate, authored by the president of the Chamber of Deputies, Alfredo Pacheco, aims to regulate the legal relationships, conditions, and obligations arising from the rental of real estate for housing, commerce, or non-profit activities.
The same conditions of the contract prevail for the subrogee. It is also established in the initiative in its article 12, Paragraph I.- that in the event that the property is left abandoned and open with the risk of being looted and occupied by third parties, its verification will be carried out by a public notary, and through an authentic act with three witnesses, the owner will take possession. Paragraph II.- In the event that the property is closed, the opening of doors, the verification and the delivery of the property to the owner or landlord, is the responsibility of the justice of the peace, without prejudice to the owner or landlord pursuing the payment of the expired rents, if any. Regarding the Criminal Code, the deputies are, on the afternoon of this Wednesday, debating the possible modifications of some of its articles.

In the new Law on Property Rentals and Evictions, it is stipulated that if within thirty days, from the death of the tenant, none of the persons listed in this article expresses in writing their interest in subrogating or assuming responsibility until the term arrives, the contract will be terminated by operation of law and the owner may take possession of the property without any formality. The tenant's furniture and belongings will be inventoried in the presence of the justice of the peace, who will authorize their deposit where appropriate.The same conditions of the contract prevail for the subrogee.
